My husband Travis and I call Arizona home, but you'll often find us traveling the world with our two kiddos. We believe life is meant to be lived fully, and real estate has given us the freedom to do exactly that.
I bought my first rental property when I was 21. I didn't come from wealth. I just knew I wanted choices in life. Freedom. Stability. Something I could build brick by brick.
In 2009, I earned my real estate license. Not because I wanted a career in real estate sales. I simply wanted access to properties and the chance to earn commissions on my own deals.
That practical decision changed everything.
Investors started reaching out for help. One turned into many. Before long, I was guiding families through buying rental properties full time from 2010 through 2018. Those years shaped me. I watched everyday people step into ownership, reduce financial pressure, and start designing lives they were proud of.
The Tax Strategy That Changed Everything
Somewhere in those early years, a CPA shared something that shifted everything I thought I knew about taxes and wealth building.
If Travis or I materially participated in managing our rentals, and we kept a log of our hours, we could use depreciation losses to offset our active income.
That insight changed our lives.
Today, Travis and I own over 250 rental units across 8 states. I share that only for context. Because this isn't about me. It's about what becomes possible for you.
But Not Everyone Qualifies as a Real Estate Professional
Real Estate Professional Status (REPS) requires 750 hours per year and more time in real estate than any other trade or business you're involved in. For most working investors with a W-2 job, that's not realistic.
That's where the STR Loophole comes in.
If you operate a short-term rental with an average guest stay of 7 days or less, the IRS treats it differently. Under Treas. Reg. §1.469-1T(e)(3)(ii)(A), it isn't classified as a rental activity at all. Materially participate (more than 100 hours, and more than anyone else), and your losses become non-passive. They can offset W-2 income, business income, and capital gains.
It's the same outcome as REPS without the 750-hour requirement.
But you still have to prove your hours.

STR investors find this strategy. They get excited. They book a cost segregation study. They claim the losses.
And then they realize they didn't track anything.
We watched it happen with REPS, which is why we built REPS Time. And we kept seeing it happen with STR operators using the loophole. So we built this.
